The property is in the Černý Most district, about 20 minutes by metro to the city centre. The metro station is a short walk away, making car-free trips easy. A large shopping centre with a food court is nearby. Free on-site parking is available but must be reserved in advance. The entrance and parking are on Vybíralova Street, although the address is Bryksova - some signage is obscured by trees. The area is generally calm, but the building also houses long-term workers, which can occasionally mean more noise.

The apartments offer 1 or 2 separate bedrooms, a living room, and a private bathroom with bath or shower and free toiletries. The well-fitted kitchenette includes a stovetop, refrigerator, microwave, kettle, coffee machine, and kitchenware. Each unit has a flat-screen TV, tea and coffee maker, and a dressing area. Some apartments have a balcony with an inner courtyard view; others face a quiet street. Rooms are generally spacious and clean, with comfortable beds. Light sleepers should be aware that sound insulation is limited, and noise from neighbouring rooms or hallways can be an issue. Some apartments have windows on a quiet side, and some older units may show wear. Cots are provided on request, and some apartments have a third bed near the kitchen (not in a separate room).
