The apartment is on a lively, typical Venetian street packed with amenities: a café across the road, a bakery 50 m away, a supermarket, a large pharmacy, and several restaurants within 0.5 km. It is perfectly placed for Biennale visitors, sitting midway between the Giardini and Arsenale exhibition grounds. The nearest vaporetto stop is a few minutes' walk, giving easy connections to Lido, the airport ferry, and the main islands. The area is noticeably quieter and more local-feeling than the tourist core, while still within a 10-15 minute walk of St. Mark's Square. The apartment is on the first floor accessible by a short flight of stairs.

Furnished with a large comfortable bed, the bedroom is separate from the generous living area that includes a sofa, dining table, and flat-screen TV. The fully equipped kitchen has a fridge, dishwasher, microwave, coffee machine, electric kettle, and all cookware for preparing meals. The bathroom offers both a bath and a shower, plus free toiletries. Soundproof windows and effective heating provide comfort, while air conditioning is available (though on very hot days it may not fully cool the whole space). A work desk and ironing facilities round out the amenities. No balcony is available. The interior is modern, clean, and well maintained, with plenty of storage.

The kitchen is well stocked with a fridge, dishwasher, microwave, coffee machine, kettle, and cookware - perfect for preparing breakfast or dinner. Breakfast availability is subject to dates selected; it is not automatically included. The property does not have a swimming pool, spa, or wellness centre. The great strength for leisure is the location itself: within 10-15 minutes of St. Mark's Square, the Doge's Palace, and the Biennale art exhibitions. Boat trips to the Lido beach and other islands are a few minutes' walk from the vaporetto stop.
