APPIA ANTICA 1BR WITH SWIMMING POOL, Rome

The property is located in a placid, semi-rural complex of villas, offering an exceptionally quiet environment. Public transport to the city centre requires a bus to a metro station (nearest stations: Ponte Lungo, Laurentina or Anagnina, each about 6-7 km away), with a total journey of roughly 30 minutes by bus and metro. A car is recommended for convenience - free reserved parking is available nearby. The complex has gated access for security. A supermarket is within walking distance, and the barbecue area and fully equipped kitchen reduce the need to travel for meals.

The apartment sleeps up to four guests with one double bed and a sofa bed in the living room. The layout includes a separate bedroom, a living room, and a bathroom with shower and bidet. The space is well-equipped: a full kitchen with stove, fridge, dishwasher, and kitchenware; a washing machine; ironing facilities; air conditioning and heating; a TV with satellite channels; and a wardrobe. The private terrace is furnished for outdoor dining and relaxation, overlooking a shared garden. The apartment has a clean, cozy feel and is suitable for couples or small families who appreciate a peaceful, well-equipped base away from the city bustle.

Several pizzerias and restaurants are located within a 1 km radius, including Osteria da Andrea al IV Miglio, Quanto Basta Brasserie, Sprint Pizza, and others. A supermarket is within walking distance for self-catering supplies. The location is better suited to guests who prefer cooking or quick takeaway over a formal on-site dining experience.

The swimming pool is open all year, making it usable even in cooler months. It features a massage function and is surrounded by sun loungers and a spacious, well-kept garden. A shared barbecue area and a playground for children are also available. The garden is described as natural and spacious, with bird songs and a very quiet atmosphere. A grill and an outdoor fridge complement the poolside leisure area. This facility is ideal for guests seeking relaxation and family time within the property grounds.
