COZY PRIVATE111, Vienna

Rooms are offered in a large villa with a garden, terrace, and shared bathroom facilities. Several room types are available: double rooms, triple rooms, and larger villas, some with a balcony. All units include free toiletries, a flat-screen TV, a tea and coffee maker, a washing machine, and garden views. The shared bathrooms are located on the upper floors and can be spacious. However, the property's condition varies significantly by room. Some rooms have been described as very small, dated, and not matching photos, while others are reported as spacious. Basement rooms in particular may lack ventilation, have small windows, and can feel musty. The shared kitchen is equipped with a stovetop, refrigerator, oven, microwave, and basic cookware, making it possible to prepare meals.

The villa is situated in a quiet residential neighbourhood of Vienna, approximately 8 km from the Austria Center Vienna and 26 km from Vienna International Airport. The area offers a calm environment away from the city centre, with a local pizzeria about a 3-minute walk away and a nearby market for basic supplies. A car is recommended for getting around efficiently, as public transport is not immediately adjacent. Parking near the property is limited to a few off-site paid spaces (€12/day) and some street parking. Key attractions such as Belvedere Palace and Schönbrunn Palace are within driving distance.

The villa offers a spacious garden with outdoor furniture and a terrace, providing space to sit outside when the weather is good. The pool shown in some photos is not usable. A shared lounge/TV area is available for indoor common use.

Free Wi-Fi is available throughout the property, though connectivity cannot be guaranteed in all rooms. Public parking is located nearby and costs €12 per day; reservation is not needed, but only two spaces are provided for the entire villa, so availability is limited. Luggage storage is offered, and private check-in/check-out is available. The shared kitchen is well-equipped with a stovetop, refrigerator, oven, microwave, and dining essentials. The property is non-smoking throughout and has key-only access, though the front door lock has been reported as broken on occasion. There is no in-person staff on site; communication is handled via WhatsApp.
