The apartment sits on the beachfront of Patacona Beach, a two-minute walk from the sand. The quieter Patacona area contrasts with the more central neighbourhoods but offers strong public transport: a bus stop is just outside, with services running every 10 minutes into the city. By bicycle the centre is about 20 minutes away. Nearby attractions include Puerto de Valencia (4 km), Jardines de Monforte (6 km) and L'Oceanografic (7 km). A Sunday artisan market sets up directly outside the building, and several restaurants, cafés and supermarkets are within a 300-metre walk.

The apartment features a separate bedroom, a living area with sofa and flat-screen TV, and a private bathroom. Wooden floors, a dressing area and a dining table add comfort. The kitchenette is well equipped with an electric hob, oven, microwave, dishwasher, coffee maker, kettle and all cookware and utensils. Air conditioning and heating are both available, a notable advantage in Valencia where many apartments lack heating. The balcony offers sea views and is furnished. The building is modern, secure, and well soundproofed, with a lift and a communal sun terrace. The apartment is clean, spacious and practical for beach stays.

Leisure centres on the beach itself: Patacona Beach is a two-minute walk away and is suitable for swimming, surfing and stand-up paddleboarding. The area also offers hiking, windsurfing, diving and fishing (all off-site). The apartment building provides an open-air bath and a communal terrace for relaxation. There is no swimming pool, spa or fitness centre.

Wi-Fi is free throughout the apartment. Check-in uses a lockbox system at the door, with luggage storage available from 12:30 until check-in at 14:00. A lift serves all floors, and the building is soundproofed and non-smoking. Some apartments include a private underground parking space - a genuine asset during festivals such as Las Fallas when street parking is near impossible. Pets are not allowed.
