The property sits on a landscaped campus with gardens, offering direct access to Holyrood Park and the start of the Arthur's Seat hike. Edinburgh Waverley Rail Station and the historic Royal Mile are about a 25-minute walk away. Frequent buses (every 5-8 minutes) stop within a 2-minute walk, providing easy connection to the city centre and night bus services during the Fringe. A taxi from the centre takes about 10 minutes. The location is particularly convenient for those wanting to explore Holyrood Park, attend events at the university, or have a green, quiet base close to but not in the city centre.

The property offers single standard rooms (with shared bathroom facilities-one bathroom per 4 rooms, with a washbasin in the bedroom) and twin en-suite rooms with a private shower room. All rooms include linen and towels. Some rooms feature a TV and a safety deposit box. Rooms are generally compact but have storage space and a wardrobe. Noise insulation is poor: corridor door-slamming and hallway conversations are frequently audible. Road-facing rooms and rooms on lower floors can be noisier. Rooms may feel dark, and décor is dated. Windows can be opened for ventilation. There is no air conditioning. Ground-floor rooms are available upon request.

Breakfast is a large self-service buffet available from 7:30-10:00 (7:00-10:00 in August), offering a wide variety including hot items, pastries, fruit, yoghurt, cereals, and vegetarian/vegan/gluten-free options. The breakfast area can be very busy during peak periods, especially in August. For evening dining, the same JMCC Restaurant serves dinner (paid separately), and the on-campus Arthur's Grill bar offers meals. Several independent takeaway and casual dining options are within a 10-15 minute walk (Salisbury Green Bistro, Clambers, On A Roll, Southpour).

There is no spa, gym, or swimming pool on site. The campus has landscaped gardens with seating areas. A minimarket is located within the grounds. The park itself offers extensive walking and hiking trails, with the entrance to Holyrood Park less than a minute from the accommodation.
