The hotel occupies a beautifully restored building on a short traditional cobbled lane, ensuring a surprisingly quiet position despite being a 5-minute walk from Princes Street and under 2 km from Edinburgh Castle and the Scottish Parliament. Waverley Station is a 300-metre walk, and Edinburgh Bus Station is 10 minutes away on foot, making rail, bus, and tram connections easily accessible. The Festival Theatre is approximately 15 minutes walk from the hotel. Shops at the St James Quarter, and numerous restaurants and pubs, are within a few minutes' walk. The hotel's position on Calton Hill provides convenient access to panoramic city views.

Rooms are individually decorated with calm colours and soft textures, and include a hairdryer, electric kettle, and a seating area. Some rooms are spacious and have been renovated with modern bathrooms and décor, while others are smaller, older, or overlook an internal courtyard. The hotel has a lift but it does not serve all floors; some rooms require climbing additional stairs. Certain rooms on the top floor offer views of the Firth of Forth or Calton Hill. Heating is available, but there is no air conditioning. Windows can only open a few inches, which can lead to rooms becoming warm in summer. Noise from plumbing and corridor doors is possible in some rooms, and rooms near the lift may feel vibrations. A single room is available but is not fully lift accessible. All rooms are non-smoking.

Breakfast is available from 07:00-10:00 Monday-Saturday and 08:00-10:30 on Sundays. The menu includes a full traditional Scottish breakfast (with eggs, sausage, bacon, black pudding, etc.) and a continental buffet with pastries, cereals, porridge, fruit, and juices. Gluten-free options are available. For Room Only rates, breakfast is charged extra (£18.50 Scottish / £15.50 continental; pre-booking on arrival gives a discounted rate of £15.50 / £13.50). The Bistro is closed in the evening, with no dinner service, but many restaurants and cafés are within a 5-minute walk. The lounge bar in the reception area offers wine, champagne, local whisky, and gin, though it is not a dedicated bar space.

Wellness facilities are limited to the cosy lounge bar with an open fire where guests can relax with a drink. The hotel's prime location provides easy access to Edinburgh's main leisure attractions, including Calton Hill (30-second walk), Edinburgh Castle (under 2 km), the Royal Mile, and the Playhouse Theatre.

The 24-hour front desk can assist with luggage storage before check-in and after check-out (but not overnight). A same-day laundry service is available Monday to Friday, using an external provider charged per item. A safety deposit box is available free of charge. Meeting/banquet facilities and fax/photocopying are available for an additional charge. Dry cleaning is also offered at extra cost. The lift serves many rooms but not all; guests requiring step-free access should specifically request a fully lift-serviced room. There is no on-site parking, but a discounted rate is available at the nearby Q-Park Omni Centre for pre-booked guests. Payment is accepted via Visa, Maestro, and MasterCard.
