The hotel sits in the north-west Novoli area, close to the University campus, the Palazzo di Giustizia and various public administration offices. The T2 tram stop (Novoli - Torre degli Agli) is about 300 metres away and runs every 5-10 minutes, reaching Florence's historic centre and Santa Maria Novella station in roughly 15 minutes. The airport is only 900 metres away - a 4-6 minute drive or a 15-20 minute walk - and a tram runs from 05:00. A taxi to or from the airport costs around 15-20 EUR. The bus to the city centre stops 100 metres from the hotel. Drivers can take the A1 Firenze Nord exit, which is a few minutes away.

Rooms were recently renovated and include a private bathroom with shower (some with bathtub), a flat-screen TV with satellite and cable channels, direct-dial telephone, free toiletries, a wardrobe, and soundproofed windows. Private entrance is provided. Bed configurations: single (1 bed), twin/double (2 beds), and triple (3 beds). Some rooms have a balcony. The bathrooms are reported as modern, though shower cubicles can be compact. The property shows signs of age - basic furnishings, older window frames, and noise transfer between rooms and from upper floors are common. Light sleepers should request a room away from the main corridors. Rooms facing the garden are generally quieter. Daily housekeeping is included, and fresh towels are provided.

Breakfast offers a standard continental buffet: pastries, bread, cold cuts, cheese, yogurt, fruit (sometimes tinned), cereal, and hot drinks. It is served in a dedicated dining area. Additional charge applies. The restaurant, named Novoli, serves Italian cuisine for dinner only, from 19:00 to 21:30 Monday to Sunday. It offers set menus and à la carte options. A bar and snack bar are also available, and room service can be ordered. Guests who prefer lighter options can order a packed lunch if needed. Kids' meals and wine/champagne are available at an extra cost. Several cafés and a gelateria are within a short walk.

The garden provides a pleasant outdoor space for relaxing, and the sun terrace is available for lounging. For leisure activities, the hotel can arrange guided tours, museum tickets, city visits, excursions across Tuscany, and bike hire. No swimming pool or fitness facilities are present on site.

Free Wi-Fi is available in all areas. Parking is free, private, and on site - a significant advantage in Florence. The 24-hour reception can assist with concierge services, currency exchange, tour desk, and ticket booking. Luggage storage is free. A self-service laundry room (washing machine and dryer) costs 4.50 EUR per load each, with cycle times of 80 minutes (wash) and 130 minutes (dry). Daily housekeeping is included; additional cleaning services (ironing, dry cleaning) are available at an extra charge. Babysitting and doctor services can be arranged on request. The hotel also offers packed lunches and can arrange transfers from the airport or station for a fee. Pets are allowed at no extra charge. The property is non-smoking throughout, with a lift serving most floors.
