The hotel faces City Park and Okanagan Lake, putting you steps from the waterfront promenade, marina, and Kelowna's main dining and entertainment strip on Bernard Avenue. Kelowna Airport is 15 km away, and there is no shuttle service - but free on-site parking (compact spaces) makes driving convenient. Dozens of restaurants and bars are within a 0.5 km radius, including Thai Terrace, CRAFT Beer Market, and Earl's On Top. Walkability is excellent; many guests explore downtown on foot or using the hotel's complimentary bikes. The location is also close to Kelowna General Hospital and concert venues.

Room options include the Z2B (one queen and one double bed), Rebel Room (with desk and chair), Sixer (queen bed, pull-out sofa, and bunk beds), and King for the Night. All rooms feature a cable TV, rotary phone with free local calls, Archie comic books, a yo-yo, and free toiletries. A refrigerator is standard; microwaves are only in kitchenette rooms. Some rooms have a small terrace or garden furniture. The decor is colourful and retro, but rooms are on the smaller side and can feel dark, especially those facing the alley. Noise from thin walls, street traffic, and nearby nightlife is common; light sleepers should request a quieter room. Carpeted floors and air conditioning/heating are provided. No balcony is available.

The hotel does not have an on-site restaurant or serve breakfast. Instead, fresh coffee (locally roasted Pioneer Gourmet Coffee) and tea are free in the lobby at all hours.
