The property occupies a small, peaceful square in the heart of Venice, away from the main tourist flow yet within a short walk of key landmarks. Saint Mark's Square and Rialto Bridge are each about 700 metres away, and the Accademia Gallery is five minutes on foot. The nearest vaporetto stop is Sant'Angelo on the number 1 line, providing water connections from Piazzale Roma and Marco Polo Airport via the Alilaguna orange line. Numerous restaurants, bars, and cafés are within 300 metres. The central location means most attractions, theatres, and galleries are easily reachable on foot.

Rooms are individually decorated in an 18th-century Venetian style and vary significantly in size and layout. Single rooms have a 140 cm double bed and a private bathroom with walk-in shower. Classic double rooms offer a queen bed and may have a private bathroom (either en suite or external). Comfort double rooms feature king beds formed from two single beds pushed together, and include a private en-suite bathroom; Room 10 has a small private terrace. All rooms have air conditioning, free WiFi, an LCD TV with satellite channels, soundproof walls, a safety deposit box, and an electric kettle. Some rooms overlook the quiet square or a narrow street.
