The BoatHouse is situated on the Marco River in Old Marco, offering direct water views and a private dock. Within a 2-minute walk, you can reach the popular Snook Inn restaurant, as well as several shops and galleries. Tigertail Beach is a 7-minute drive away. Marco Island Fishing and charter services are less than 2 km away, and Captain Ron's Everglades Adventures is 6 km. Free on-site parking makes it easy to explore by car, while the quiet neighborhood is ideal for evening strolls. The Marco Island Yacht Club is 2 km away.

Rooms range from standard doubles to spacious King Suites and condos. Standard double rooms include a private entrance, tea and coffee maker, seating area, and parquet flooring. Deluxe King Suites have a balcony or private patio. Some condos and the Gazebo House offer full kitchens, but these are available only via direct booking. All rooms are non-smoking, with a designated smoking area on the lower dock. Note that windows in some rooms do not open. The property has two floors with no elevator; ground-floor rooms are available on request. Bed options include King, Queen, and Twin combinations, and all rooms have a private bathroom with a bath or shower, hairdryer, and iron.

The BoatHouse does not have a restaurant or breakfast service. Guests can use the in-room microwave and refrigerator; some units feature a kitchenette or full kitchen for cooking. BBQ facilities with picnic areas are available on-site. Several restaurants are within a short walk, including the Snook Inn for casual waterfront dining with live music, Cafe de Marco, and Smith House for breakfast and coffee. The designated smoking area is on the lower dock near the pool pump.

The property features an outdoor swimming pool with a view of the Marco River, surrounded by a sun deck with loungers and umbrellas. The pool is heated and open all year. A private dock offers fishing, dolphin watching, and boat viewing. Guests can borrow coolers, beach chairs, and games. The pool area is quiet and relaxing, with a shallow end suitable for children.
