Location

The B&B is set in a quiet residential area, a 15-20 minute walk from Bologna's historic centre and major landmarks.

The property is situated less than 1 km from San Michele in Bosco and about 10 km from Bologna Guglielmo Marconi Airport. Bologna Central Station is a 10-minute taxi ride away, or walkable in about an hour. Bus stop 29 is steps from the entrance, providing direct links to the city centre and the Rizzoli Orthopaedic Institute. Walkable attractions include Piazza Maggiore and MAMbo. Parking is on nearby public streets (free, unreservable), and electric vehicle charging is available on site.

Accommodation

The B&B offers family rooms with private bathrooms, air conditioning, garden or city views, a work desk, TV, and free Wi-Fi.

Rooms vary: some are spacious with high ceilings and large windows, while others (e.g. Room 5) are in a darker basement area and may experience dampness or musty smells. Private bathrooms are available, some with a walk-in shower; shared bathrooms are also an option. All rooms include a coffee machine, electric kettle, and complimentary water, tea, biscuits, and a small fridge in the hallway. Soundproofing is present but thin in places; road-facing rooms can hear street noise. The garden view rooms overlook the Zen garden. No rooms have a balcony.

Dining

No restaurant on site, but rooms come with a coffee machine, kettle, biscuits, and complimentary water for a light self-service breakfast.

The B&B does not serve a full breakfast. Each room is stocked with instant coffee, tea, biscuits, and bottled water. A shared fridge and microwave are available in the hallway. The property has a coffee house on site for hot drinks. For a more varied or hot morning meal, several bars, cafés, and restaurants (Primo, Picnic Bar, Zebra, Al Sangiovese) are within a 5-15 minute walk. The B&B also offers packed lunches on request (additional charge).

Facilities and Services

Free Wi-Fi, luggage storage, electric vehicle charging, and private check-in/check-out are available. Pets allowed with charges.

The B&B provides free high-speed fibre-optic Wi-Fi in all areas. Parking is free on nearby public streets, unreservable; electric vehicle charging is available. A coffee house is located on site. Services include luggage storage, lockers, laundry (additional charge), packed lunches, and private check-in/check-out. Pets are permitted (charges may apply). The property is non-smoking throughout, with a designated smoking area outside. The host speaks Italian and German. Accessibility is limited: rooms are on upper floors via stairs only, no lift.

01
Check the room details carefully before booking: some rooms have private bathrooms, others have shared ones, and some are on the ground floor or have no natural light.
02
Arrive by car with a backup plan: free public parking is nearby but unreservable and often fills up; be prepared to search a few streets away.
03
Plan for a simple breakfast: the B&B provides coffee, tea, biscuits, and water in the room, but does not offer a full breakfast buffet; consider visiting a nearby bar or café.
04
Choose a room away from the road if you are a light sleeper: some rooms are described as quiet, but others are on the building's darker side, with potential dampness or noise from shared facilities.
