The guesthouse sits directly above the Ottaviano metro stop (Line A), making it easy to reach Termini station, the Colosseum (4 km), and Circus Maximus (4 km) without needing a car. The immediate area is a quiet, residential neighbourhood with many restaurants, cafés, and shops within a 2-minute walk. Saint Peter's Square is 400 metres away, and the Vatican Museums are a 7-minute walk. The Olympic Stadium can be reached on foot in about 30 minutes. The metro line provides a direct link to the city centre and the airport shuttle stops nearby.

All rooms are non-smoking, soundproofed, and equipped with a flat-screen TV, minibar, electric kettle, and a safety deposit box. Suites have either one or two beds, and bathrooms come with a bath or shower and include free toiletries. The rooms are on the second floor, accessed by a lift. Some units feature a seating area and a private entrance. Practical feedback indicates that rooms facing internal courtyards are quieter at night. However, the rooms are generally small, and some bathrooms have been noted as compact, with maintenance issues such as mould or broken fittings having been reported. The dark padded wall covering in some rooms can make the space feel smaller and may absorb odours.

A continental breakfast can be ordered for a charge (typically around €3.50) and delivered to the room. The surrounding area has numerous dining options within a 2-minute walk, including Turkish, Italian, and gelato places. The property has a vending machine for drinks but no on-site restaurant or bar, so evening meals must be taken elsewhere.

The guesthouse does not have a spa, wellness centre, or swimming pool. For leisure activities, paid bicycle rental, bike tours, walking tours, and tours about local culture can be arranged. The Olympic Stadium is about 30 minutes away on foot, and the Vatican area offers museum tours and pedestrian zones for evening strolls.
