COSY HOUSE, Florence

The property sits in a safe and quiet residential pocket near the historic centre, with the central police station at the end of the street. Duomo is about 5 minutes away on foot, and most major museums, markets, and sights are within a 10-15 minute walk. The train station is also roughly 10 minutes away, making day trips and airport connections practical - the tram from Santa Maria Novella serves the airport directly. Many bars, restaurants, and pizzerias line the surrounding streets within 300-500 metres. The garden and quiet courtyard provide a peaceful retreat after sightseeing.

Room sizes range from spacious doubles/twins to larger rooms with extra seating areas, a sofa, or an additional twin bed. Beds are noted for comfort, and rooms feature heating, soundproofing, and an electric kettle with tea and coffee. The property is on the ground floor with no lift. Road-facing rooms (e.g. Room 1) may experience street noise; rooms at the back tend to be quieter and overlook the garden. Some rooms have small, dated bathrooms with minor maintenance issues. Daily housekeeping is provided, but linen changes are not automatic during longer stays - request at reception if needed.

The breakfast voucher covers a cappuccino or tea plus a pastry (brioche or croissant). Extra items can be purchased directly at the bar. The property has no restaurant on site, but guests have access to a shared kitchen with a kettle, coffee, and tea. The surrounding area offers many dining options within a 2-5 minute walk, including pizzerias (Florens Pizzeria), Tuscan trattorias (Antica Trattoria da Tito, Trattoria Mario, Tiberio Trattoria), vegetarian/vegan spots (Il Vegetariano, Il Vegano), and a nearby bar (Bar Santa Reparata). A minimarket on site is useful for basic supplies.

For outdoor relaxation, there is a shared garden with outdoor furniture and a picnic area, plus a seating terrace. These offer a calm spot to unwind after a day in the city. No further wellness or active leisure facilities are available on site.

The property offers self-check-in via a door code, with the host reachable by WhatsApp for support. Luggage storage is free and available after check-out for full-day flexibility. A shared kitchen is equipped for guest use, with tea and coffee provided. Daily housekeeping is included, though linen changes during multi-night stays may need to be requested. Safety features include key access, fire extinguishers, and a safety deposit box. Payment is accepted by Visa, Maestro, and MasterCard. No pets are allowed, and parking is not available on site - public garages are nearby. The property is fully on the ground floor, so no lift access is required.
