The Kingsley Guest House is located on a main road in the Mayfield neighbourhood, a safe and quiet residential area to the south of the city centre. The bus stop is directly outside the property, providing frequent services into the centre (Royal Mile, Edinburgh Castle) and to Edinburgh Airport via the Airlink 300 bus (cost £4.50 one way, hour-long journey). The walk into the centre is along a flat, straight road and takes about 25-30 minutes. Arthur's Seat is reachable on foot in around 30 minutes. A shopping centre with a supermarket (Sainsbury's 0.5 km), coffee shops, and takeaways is within easy walking distance. Several restaurants are within 1 km, including Indian, Thai, and contemporary Scottish options. Free, unreserved on-street parking is available on the adjacent side streets of Suffolk Road and Wilton Road.

All rooms are en-suite (except a single room with a private external shower room) and include a tea/coffee maker, flat-screen TV (some with streaming services), free WiFi, hairdryer, bathrobes, and free toiletries. Double beds are equipped with high-quality mattresses. For guests sensitive to noise, rooms at the back of the house are quieter and face away from the main road. Some street-facing rooms may experience traffic noise; lighter sleepers should request a back-facing room. Room sizes vary, with some compact bathrooms (shower cubicles built into the room) and others more spacious; the family rooms and some doubles are described as spacious. Daily housekeeping is provided, and each room is cleaned and tidied daily, with fresh towels and replenished consumables. The property is a Victorian townhouse with no lift, so rooms on upper floors are accessed by stairs.

Breakfast is served in a communal kitchen/dining area and is included in the room rate. The host cooks hot items to order, including a full Scottish breakfast (eggs, bacon, sausages, haggis), scrambled eggs on toast, and pancakes. A self-service selection of cereals, fruit, yoghurt, and juices is also available. Tea, coffee, and hot chocolate are served. The breakfast area is cosy, so larger groups may need to eat in shifts. There is no restaurant or bar on the property, but several eateries are within a short walk: a supermarket is 0.5 km away, and Indian, Thai, and modern Scottish restaurants are within a 0.5-1 km distance.
