The property is located in a secure, gated residential complex on Al Muneera Island, directly opposite Yas Island. The airport is reachable in about 7-10 minutes by taxi (cost approx. 5-10 € / 25 AED), and bus stop K4 is at the main gate for a budget-friendly 0.80 AED ride to the airport. Yas Marina, Ferrari World, and Yas Mall are a 10-minute taxi ride away, and a Carrefour supermarket is within a 5-minute walk. The area is quiet and family-friendly, with a promenade along the waterfront and easy access to cycle paths. Taxis are always available from reception, making it a practical base for both stopovers and longer stays.

The private room is part of a larger apartment (approx. 100 m2) shared with the host, who stays in a separate room to ensure privacy. The room includes a king-size bed, air conditioning, soundproof walls, and blackout curtains for quality sleep. The en-suite bathroom has a large shower with excellent water pressure and complimentary toiletries (shampoo, conditioner, body wash, toothpaste, toothbrushes). Shared spaces include a fully equipped kitchen (stovetop, fridge, dishwasher, cookware, washing machine, dryer), a living room with a massage chair, and a balcony with outdoor furniture. The apartment is cleaned before arrival and maintained to a high standard. The host provides thoughtful extras such as bottled water, tea, coffee, honey, and sometimes fresh fruit.

There is no on-site restaurant or meal service, but the host sometimes offers free breakfast (subject to availability). The complex has several restaurants and cafés (including Costa Coffee), a snack bar, and a minimarket (Carrefour) within a few minutes' walk. The kitchen in the apartment is fully stocked with a stovetop, refrigerator, dishwasher, kettle, and cookware, allowing guests to prepare their own meals. Grocery deliveries can be arranged for an additional charge. For dining out, the area around Yas Marina offers a wide variety of cuisines within a short taxi ride.

The property includes free access to a private beach with sun loungers and umbrellas, as well as several outdoor swimming pools (heated and secured by lifeguards). The fitness centre is free to use, and a spa offers a range of treatments including facials, body scrubs, manicure, pedicure, and hair services (chargeable). There is also a sauna (additional charge), a kids' pool, and free use of kayaks, paddleboards, and bicycles. Beach and pool towels are provided. All facilities remain available even after checkout, which is very convenient for late departures.
