The B&B's location is its strongest feature. The Vatican is a 7-minute walk, Castel Sant'Angelo and Piazza Navona are reachable on foot, and an ice-skating rink is also in the area. Bus stops are right outside the door, Metro Line A (Ottaviano) is about 5 minutes away, and the SIT airport bus pick-up/drop-off point is around 8 minutes on foot, making it practical to reach Rome Ciampino Airport (18 km) without a shuttle. The surrounding area is safe, clean and dense with shops, supermarkets and restaurants, including several dining options within 0.5 km.

The B&B operates as a large apartment with three guest rooms sharing a kitchen and washing machine. Rooms come with a double bed (some are two single beds pushed together), a sitting area, dining table and free toiletries. Condition and comfort vary by room: some units are clean, comfortable and spacious, while others show wear such as thin pillows, damaged curtains, loose door locks and limited soundproofing. Internal noise travels easily between rooms and common areas, and street-facing rooms can hear traffic and sirens, though closing windows reduces the disturbance. There are no balconies. The classic building has a vintage lift and marble stairs.

There is no restaurant or on-site dining facility. The paid breakfast is a traditional Italian-style voucher, typically one hot drink and one croissant at a café near the property. The surrounding block offers several restaurants and cafés within 0.5 km, including trattorias, pasta takeaway and gelato spots. For guests who prefer to cook, the shared kitchen is equipped with cookware, utensils, a refrigerator and a washing machine.

The property does not have a swimming pool or a dedicated spa/wellness centre. Wellness options are limited to bookable services: back massage, couples massage, foot massage, full body massage, hand massage, head massage, neck massage, personal trainer sessions, yoga classes and fitness classes. A fitness room is available for guest use. This is primarily a sightseeing base, with the Vatican and central Rome on foot.

This is a self-catering B&B with no reception, so the host's communication is the main service channel; WhatsApp coordination for self check-in works well, and the host provides practical assistance for planning city trips.
