ACCADEMIA APARTMENTS R&R, Venice

The apartments sit on a tranquil street in the sought-after Dorsoduro area, known for its galleries, cafés, and relaxed atmosphere. La Fenice Theatre is less than 1 km away, and Frari Basilica and Piazza San Marco are within easy walking distance. The nearest water bus stop (Zattere or Accademia) provides direct connections to the train station and Venice Marco Polo Airport (17 km). Nearby you will find a supermarket, several cafés, restaurants, and the popular Gelateria Nico, all within a three-minute walk. The quiet surroundings mean good sleep quality while still being central to Venice's main sights.

Two apartments are available: one on the ground floor and one on the first floor (reached by 12-15 stairs - no elevator). Both are spacious and recently renovated. The one-bedroom unit sleeps up to two adults on a comfortable double bed, while the larger apartment offers two beds and extra space. Interiors are modern with tiled floors, a seating area with flat-screen TV and Netflix, a dining area, and a well-equipped kitchen including stove, oven, refrigerator, dishwasher, microwave, kettle, and coffee capsules. The private bathroom has a shower, bidet, and towel set. Both apartments also include a balcony or terrace with a quiet street view - no Grand Canal view. Central heating, reliable hot water, soundproofed windows, air conditioning, and washing machine ensure a comfortable stay.

Each apartment has a full kitchen with a stovetop, oven, refrigerator, and microwave, making self-catering simple and convenient for breakfast, snacks, or full meals. The neighbourhood is well supplied with dining options: eight restaurants and bars (including Ristorante Cantinone Storico, Pizzeria Da Gianni, and Gelateria Nico) are less than a 5-minute walk away. A supermarket is also close by for groceries. There is no on-site restaurant or bar, but the location provides excellent access to Venice's diverse food scene without venturing far.

The building does not house wellness facilities such as a pool or spa. However, the immediate surroundings provide ample leisure opportunities: peaceful canalside walks, the Peggy Guggenheim Collection and Accademia Gallery are nearby, and a short stroll leads to the bustling Zattere promenade with cafés and views across the Giudecca Canal. Boating excursions are available in the area for exploring the lagoon. For those needing luggage storage, a fitness club 70 metres away accepts bags for a small fee.
