The apartments sit on Calle Huertas, a lively pedestrian street surrounded by bars, restaurants, and shops, yet interior-facing units remain quiet. Antón Martín Metro station is 250 metres away, and Sol station is a 5-minute walk, providing direct connections across the city and to Atocha train station. Puerta del Sol, Plaza Mayor, the Prado Museum, and the Reina Sofía Museum are all within a 5-15 minute walk. Supermarkets (Dia, Carrefour Express) are less than 5 minutes away. The area is hard to reach by car, which makes it a pedestrian-friendly base for exploring the centre.

Accommodation types include studios, one-bedroom apartments, two-bedroom family apartments, duplex maisonettes, and suites. All have a kitchen with a hob, oven or microwave, fridge, kettle, and cookware - and a washing machine and tumble dryer. Air conditioning is standard, though some units have had reports of it not working effectively; soundproofing is present but street-facing rooms can pick up traffic and restaurant noise. Interior apartments are larger and much quieter. Some apartments have two bathrooms (one en-suite, one off the living room) which is especially useful for groups or families. Suites have balconies overlooking the street. Duplex apartments place the bedroom on an upper level. Beds are generally comfortable, though a few sofa beds and mattresses have been described as less supportive. The building has a lift and a bright central courtyard with the original wooden staircase. Apartments are cleaned on arrival and linens/towels are provided.

The building does not have a restaurant or serve breakfast, but the surrounding Barrio de las Letras is one of Madrid's best dining areas. Within 300 metres you'll find Vi Cool, Inclan Brutal Bar, Casa Alberto, Taberna el Arco, Lateral Santa Ana, and many others. The full kitchen in each apartment allows self-catering, and supermarkets are within a 5-minute walk. Some cafés nearby serve breakfast. This setup is best for travellers who want to explore local food or cook their own meals.

There is no spa, wellness centre, or swimming pool at the property. The leisure value comes entirely from the surrounding area: Plaza Santa Ana is steps away, the Prado and Reina Sofía museums are within 800 metres, and Retiro Park is a 15-minute walk. The neighbourhood's bars, restaurants, and nightlife are directly outside the door.

Wi-Fi is free and available throughout. Check-in is fully online with a door code - no physical reception, but the owners are responsive via WhatsApp and have an office on the first floor. Luggage storage is offered from 11:00 on arrival and after check-out. Cots are available for a €15 one-off fee (limited to 2). Housekeeping is provided at check-in and check-out; daily cleaning is not routine. The lift serves all floors. No parking or airport shuttle is available. Payment is by Visa or MasterCard. Guests are asked to take rubbish to the basement (-1 floor) at check-out. The building has smoke alarms and fire extinguishers.
