The apartment is in a lively area of Mestre with excellent transport connections. A bus stop directly outside the building provides a quick 8-minute ride to Venice's historic centre, and the train station at Venezia Mestre is within easy walking distance for trips to Padua and Treviso. A large supermarket and many restaurants - including pizza, sushi, and fast food options - are within a 5-minute walk. The area is central and practical for transit, though the immediate neighbourhood can feel less safe at night. Venice Marco Polo Airport is 8 km away.

The accommodation consists of self-contained apartments with separate living and sleeping areas. Each unit includes air conditioning, a private bathroom with shower and hairdryer, a kitchenette for basic food preparation, and a terrace. Some rooms have a balcony. Bed configurations range from double rooms with two single beds to one-bedroom apartments sleeping up to four guests. The furniture is described as basic and dated. Kitchens may lack full equipment - only three forks or three chairs in some cases - and the gas hob has been known to be non-functional, with a single induction hob provided as a replacement. A microwave can be supplied on request. In winter, the air conditioning without a heat pump makes apartments hard to keep warm, and moisture and mould have been issues due to poor ventilation. Rooms facing the street can be noisy.

For guests who prefer to eat in, the apartment's kitchenette is equipped for basic cooking (with limitations: the gas hob may not work, and the single kitchen plug means only one appliance can be used at a time). A large supermarket is nearby for groceries. For dining out, the surrounding area offers a wide variety of restaurants within 0.3-0.5 km, including Italian (Pasta & Pizza e Non Solo), sushi (Montenapoleone Mestre), fast food (Brothers Fast Food), and other cuisines (Aki Restaurant, Blind Spot, La Banque, Bar Elixir, McDonald's).
