The B&B sits on a main road in Campalto, yet the garden setting keeps it quiet and restful. The bus stop is a 1-minute walk and runs frequent services into central Venice (Piazzale Roma in about 10-15 minutes) and to the airport (roughly 20 minutes). A Pizzeria is directly opposite and a restaurant is 0.5 km away. M9 Museum (5 km), Frari Basilica (8 km), and Venezia Santa Lucia Train Station (8 km) are all easily reachable by bus. Free private parking on site eliminates the need for city-centre parking fees. The immediate area is residential and practical rather than tourist-oriented, best suited as a base for exploring Venice by public transport or car.

Each room has a private bathroom with bidet, hairdryer, and free toiletries. Rooms feature parquet flooring, an electric kettle, wardrobe, flat-screen TV, and heating. The quiet fridge is useful for storing drinks. Windows overlook the garden, providing a calm, leafy backdrop. The rooms are compact and simply furnished - practical for a transit stop or a short Venice visit. Daily housekeeping is included, and beds are comfortable with clean linen. There are no balconies or kitchenettes. The property has only two guest rooms, so the atmosphere is quiet and private.

Everything is cold continental style - no hot dishes are offered. For other meals, there is a pizzeria a few steps away and a restaurant 0.5 km away. No restaurant, bar, or evening dining is available at the B&B itself. The surrounding area has limited dining variety, so having a car or using the bus into Venice is practical for more options.

Wellness facilities are not present - no spa, no swimming pool. The garden setting is the primary leisure asset: a peaceful oasis with a small pond, chickens, turtles, rose bushes, persimmon trees, and a veranda. Guests can sit outdoors or walk among the flowers. The garden also has secure storage for bicycles. For more active recreation, the bus into Venice gives access to the city's cultural and leisure offerings.
