CA' FRANCESCO, Venice

The apartment is 1 km from the Rialto Bridge and 2 km from Piazza San Marco and the Ducal Palace, making major sights reachable on foot or by vaporetto. The neighbourhood is quiet and away from tourist crowds, yet surrounded by bakeries, restaurants, supermarkets, and canal-side bars within a 2-minute walk. The nearest water bus stop is Guglie (Alilaguna line from the airport), and the train station is under 10 minutes on foot. The route from the station includes a bridge with a luggage-friendly ramp, easing arrival with suitcases. The location suits families, couples, and anyone wanting both peace and easy access to central Venice.

The one-bedroom apartment includes 1 separate bedroom, a living room with a sofa bed, a private bathroom with shower and hairdryer, and a well-fitted kitchen with stovetop, oven, fridge, microwave, and kettle. The larger two-bedroom apartment adds a second bedroom and a dishwasher, sleeping up to 5 with two beds and a sofa bed. Both units feature a washing machine, flat-screen TV with satellite channels, seating area, and free Wi-Fi. Rooms are spacious by Venice standards, with parquet floors, comfortable beds, and modern yet authentic furnishings. The property is clean and well-maintained, with quiet soundproofing - ideal for light sleepers. Note that ceiling height is slightly low in some areas, and the apartment is on the first floor with no lift (7-8 steps).

Guests can prepare meals using the supplied cookware, utensils, and electric kettle. A supermarket is within a few minutes' walk for groceries. The immediate neighbourhood offers numerous restaurants, pizzerias, and bakeries - including a cicchetti bar with a garden opposite the apartment and a family-run restaurant praised for its seafood pasta and lasagne. The host provides recommendations for good-value local dining. For those who prefer to eat out, options range from casual pizzerias to traditional Venetian osterias, all within a short walk.

The property offers free and secure luggage storage for before check-in or after check-out, enabling unencumbered exploration of Venice. The host and team are responsive and provide detailed check-in instructions, maps, and recommendations. Housekeeping is not included in the apartment daily (self-catering basis), but the property is handed over spotlessly clean. The apartment has a washing machine for laundry. There is no parking, pet access, or lift. A private bathroom with shower and bidet is provided. Check-in is from 14:00 to 21:00, check-out by 11:00.
