CASA DI ALFREDO AFFITTACAMERE, Siena

The location combines proximity to the historic centre with easy access to the train station and bus stops for exploring Tuscany. The Siena train station is about 10 minutes on foot, though the walk involves a gentle uphill section; escalators from the station area reduce the effort significantly. The building sits in a quiet residential street just steps from the ZTL boundary, making it convenient for those arriving by car. Free on-street parking is available on Viale Don Minzoni, but spaces can be limited; paid parking (6-8 euros per night) can be reserved at the property. Several cafés and a supermarket are within 300 metres.

The guest house provides a variety of room types: double rooms (some with an extra-large double bed), twin/double rooms, and triple rooms. All rooms share a bathroom (two shared bathrooms are available for up to four rooms), which most find very manageable. Each room includes soundproof walls, hypoallergenic bedding, a flat-screen TV with satellite channels, a seating area, and a tea and coffee maker. Some rooms offer garden views and/or outdoor dining areas. Room sizes are generous, with comfortable beds and ample storage. The rooms are kept clean and fresh, though the building is older and some rooms may have a slight humidity smell. Ground-floor rooms are available; there is no lift, and access to upper floors involves stairs.

The shared kitchen is fully equipped with cookware, utensils, a dining table, and a fridge, allowing guests to prepare meals. The shared lounge/TV area and outdoor terrace with garden furniture offer additional common spaces. Daily housekeeping is free, while ironing and laundry services are available for an extra charge. Grocery deliveries can be arranged on request. Safety features include CCTV in common areas, a security alarm, and key access. Payment can be made with Visa, MasterCard, and other major cards. Staff workflow is straightforward, but the property has no formal reception desk, so communication before arrival is important. Noise from staff activities in the morning (before 9:00) and from other guests has been noted, but the property overall maintains a high standard of cleanliness and security.
