The property is a 15-20 minute walk from Bologna Centrale train station. Public transport stops are 50 m away on weekdays (150 m on weekends) providing direct connections to the airport and station. Numerous restaurants, cafés, and shops are within a 2-minute walk. The area is safe and lively, but the building itself is on a side street, keeping rooms relatively quiet. For drivers, the ZTL (limited traffic zone) requires registering your license plate - the staff can assist.

The property offers a variety of room types and configurations. All rooms include air conditioning, heating, free Wi-Fi, and a flat-screen TV. Some rooms have parquet floors, city views, or a patio opening to an inner courtyard. Room sizes vary: the quadruple is very spacious, while single and some double rooms are compact and best suited for short stays. Bathroom arrangements differ: en-suite private bathrooms are available in standard, deluxe, superior, single, and quadruple rooms; twin and triple rooms have a private external bathroom (just outside the room but within the apartment, with key lock); one room has a shared bathroom.
