The B&B sits in a quiet residential area about 4 km from Piazza del Duomo. San Marco Church is 3 km away, the Accademia Gallery 4 km. A bus stop is nearby (15 minutes to the centre), and the tram station is also reachable. For drivers, the property is 10 minutes by car from the Ridolphi stadium and 35 minutes by taxi from the airport. The neighbourhood has a supermarket, coffee shops, and two restaurants (Caffe Bistrot le Riffe and Osteria I Riffaioli) within 0.5 km.

All rooms include a wardrobe, safe deposit box, heating, and hairdryer. Some rooms open to the garden with seating. Basement-level rooms may experience reduced natural light and higher humidity; newer or above-ground rooms are more spacious and comfortable. Beds in some configurations consist of two single mattresses pushed together. Soundproofing is minimal between floors and adjoining rooms. A kettle with tea and biscuits is provided in each room. No rooms have balconies.
