The property is in a calm neighbourhood on Via Nomentana, a 20-minute metro ride from the historic centre. Bologna Metro station (2 km) provides direct links to Termini, the Spanish Steps, and Vatican City. The tram stop is right outside, and bus routes connect to Villa Borghese (3 km) and Rome Termini station (4 km). Rome Ciampino Airport is 27 km away. The immediate area has a bakery, supermarket, and a wide choice of restaurants - from pizzerias to cafés - within 300 metres. Car users should note there is no dedicated parking; on-street parking is possible but not always available.

Rooms are compact but functionally laid out, each with a private bathroom (shower, no separate bidet), air conditioning, heating, electric kettle, tea/coffee facilities, and a desk. Some rooms face the main road and can be noisy - those on the inner courtyard are quieter. The bathroom design may cause water to spread from the shower; using the provided floor mat helps. A free coffee machine with assorted pods is available in the hallway. Basic toiletries and a hairdryer are supplied. Daily room servicing is not automatic; it is offered every 2-3 days or can be arranged at the front desk. While the decor is dated in places, cleanliness is generally maintained, and the air conditioning is effective during warm weather.

There is no restaurant at the residence. A coffee machine with free pods is available in the hallway at all times. The property has a coffee house and snack bar. For meals, the surrounding streets offer many options within a short walk: a bakery is on the ground floor for pastries and coffee; pizzerias, Italian cafés, and gelaterias are within 0.3-0.5 km. A supermarket and fruit shop are also nearby, making it easy to stock a small fridge (rooms have a mini-fridge). The dining table in the room is practical for takeaway meals. No breakfast is provided as part of the stay, so plan to eat out or buy supplies locally.

The building has full-day security with CCTV and key access. A lift serves most floors, though some rooms are on the first floor without elevator. Express and private check-in/out are available, as is a safety deposit box. Lockers are provided for luggage storage after checkout. There is a hairdresser and barber/beauty shop on site, and an ATM/cash machine is nearby. Fax/photocopying is available for an extra charge. The property is wheelchair accessible. Internet is free and available in all rooms. Staff can assist with late arrival instructions if arranged beforehand. The cleaning schedule is every 2-3 days; towels are changed then or can be requested at reception.
