JOIVY AT VITA IONA STREET - ADULTS ONLY, Edinburgh

The property is 2 km from Edinburgh Waverley station, placing it a 20-25 minute walk from the city centre and Princes Street. The nearest bus stop is 1 minute away, and the tram stop is a 5-minute walk, providing direct routes to the centre and Edinburgh Airport (13 km). A supermarket (Lidl) and several restaurants (Hungry Wolf Cafe, The Brass Monkey, La Favorita, and others) are within 0.5 km. Calton Hill is within a pleasant walk, and the thoroughfare is generally regarded as practical for exploring the city on foot or by public transport.

Accommodation ranges from compact studios to spacious 1-, 2-, and 3-bedroom apartments. Each unit features a private bathroom with a shower and free toiletries, a kitchen with a stovetop, refrigerator, oven, and kitchenware. Stud ear layouts include a private entrance, flat-screen TV, tea/coffee maker, and either a double or single bed. Apartments add a living room, separate bedrooms, a dishwasher, and a washing machine. Rooms are described as newly furnished, clean, and modern, though some have noted compact sizes, basic kitchen supplies, and the absence of air conditioning. Road-facing and ground-floor rooms can be noisier. Fire doors requiring key-card access separate some internal areas, which can be cumbersome when carrying items.

A continental breakfast buffet is included and provides pastries, bread, cereals, sandwich toppings, yogurt, fruit, and a coffee machine. The coffee machine remains available outside breakfast hours. Breakfast is served on a 'grab and go' basis; food should be taken to the room as seating is extremely limited. During peak times, the breakfast area can become crowded and items may run low. For those wanting a greater variety, nearby cafés and restaurants (within 0.5 km) offer additional dining options. The apartment kitchenettes also allow for self-catering.

The property includes a small, well-equipped fitness centre with a treadmill, accessible to residents. Beyond the gym, there is a quiet garden and terrace area for relaxation. The location is also within walking distance of Calton Hill and the Royal Mile for outdoor exploration.

Free WiFi is provided in all areas. The 24-hour front desk offers luggage storage and private check-in/check-out. A washing machine is available for guest use, and the reception can assist with printing. The building has key-card access for all doors and lifts, plus CCTV in common areas and fire extinguishers. Housekeeping services are provided every three days, or on request using the door hanger card. Note that certain amenities (hair dryer, iron) are available from reception on a loan basis and may run out.
