LEYTON COMFY DOUBLE ROOMS -50, London

Leyton tube station is just 0.5 km away, placing Liverpool Street station 10-15 minutes away by direct Central Line service. The property sits on a quiet residential street, with a supermarket open until late and several restaurants including Zizu's Restaurant (0.5 km), The Birkbeck Tavern (0.5 km), and Shawarma Grill (0.5 km) within easy walking distance. Westfield Stratford City is 2 km away for shopping and entertainment. London City Airport is 8 km away, easily reached via public transport. The area is generally quiet at night, but the street can have foxes. Luggage storage before check-in is possible by arrangement, allowing exploration of the area before the room is ready.

Rooms are equipped with a bed, a desk with one chair, a dining table, heating, and a tumble dryer. A fridge is provided in the room, but there is no kettle or tea/coffee-making facilities. Storage is limited to a hanging rack with no nightstand or drawers, so items may need to be kept on the table or floor. The shared bathroom-one full bathroom with a shower plus a separate toilet-is shared among up to 5 rooms. The shower drain can be slow, and the shower door may not close properly. Walls are thin, and noise from adjacent rooms and the hallway is common. Bed comfort varies; some have reported thin pillows and worn mattresses. The room is best suited for a one-night stopover with very basic needs, not for extended stays or light sleepers.

The shared kitchen is equipped with a fridge, microwave, oven, toaster, kettle, and basic cookware and utensils, enabling guests to prepare their own meals. The kitchen cleanliness and equipment levels have been noted as inconsistent, so carrying basic supplies is advisable. A supermarket within a few minutes' walk sells essentials. Several restaurants are nearby, including Zizu's Restaurant (0.5 km) for Indian cuisine, The Birkbeck Tavern (0.5 km) for pub food, Shawarma Grill (0.5 km), and Sangria Tapas Grill (1 km). No hot drink facilities are provided in the rooms; guests must use the shared kitchen or buy drinks from nearby shops.

There is no gym, spa, pool, or common lounge area at the property. The immediate area offers opportunities for ice skating and boating, but these are not managed by the guest house. The property is suitable for travellers who need a simple base for sleeping rather than leisure amenities.
