LOVELY DOUBLE ROOM WITH PRIVATE BATHROOM AND DOUBLE ROOM WITH SHARED TOILET & PARKING FREE, Edinburgh

The homestay sits in a quiet area about 10 minutes from the city centre by tram, bus, or taxi. Edinburgh Playhouse is 2 km away, and Edinburgh Waverley station is 3 km - a 10-minute drive or a 30-minute bus ride. Edinburgh Castle is 4 km, and Arthur's Seat is 5 km. Edinburgh Airport is 12 km away, reachable by tram in about 30 minutes. Several bus lines (routes 19 and 31) stop within walking distance, making car-free city access easy. A supermarket and a handful of restaurants and takeaway options are within 0.3-1 km. Uber and taxis are readily available and felt safe, even for late arrivals.

Rooms are on the first floor, accessible by lift. The private-bathroom option includes a large bath, a sofa, and a work desk, making it well suited for longer stays or anyone needing extra space. The shared-bathroom option is practical but compact - if the shared bathroom is used by others, privacy is limited. Both rooms have carpeted floors, heating, a tea and coffee maker, and comfortable beds. There is no television. Rooms are clean, warm, and equipped with thoughtful details that create a homely feel. The property is older and basic in style, but the bed comfort and cleanliness are standouts. Road-facing rooms can be noisier; light sleepers may prefer to request a quiet-facing room if available.

The property does not have an on-site restaurant of its own. Breakfast is not included by default - guests should check availability at the time of booking. For meals, a variety of takeaways and sit-down restaurants are within 0.3-1 km, including Angelo's (Italian), Spoilt For Choice, Happy Rice, Rivage, The Mash Tun (pub), Shapla Bangladeshi, and Turkish Carry Out. A supermarket is also within walking distance for self-catering guests.
