NEW TIBURTINA, Rome

The apartment is situated in a practical area of Rome, approximately 800 metres from Roma Tiburtina Train Station and the Tiburtina metro stop (line B). This gives direct access to Termini station in about 4 stops, as well as links to Ciampino and Fiumicino airports. Sapienza University is 3 km away. A bus stop is 2 minutes away for local routes. The surrounding streets are lively with shops, cafés, and restaurants, yet the area remains quiet in the evenings. A large supermarket is right next to the building entrance, making self-catering very convenient. While the centre is a 30-minute metro ride away, the combination of metro, bus, and train means no car is needed for exploring the city.

The accommodation is a one-bedroom apartment (45 m2) with a private entrance, air conditioning, and electric heating. It comes with a double bed and a sofa bed (2 beds total), both reported as comfortable. The private bathroom has a shower and bidet. The kitchen is equipped with a stovetop, refrigerator, oven, microwave, kitchenware, and a tea/coffee maker. Complimentary Nespresso capsules and sugar are often provided. The apartment features a flat-screen TV with streaming services (Netflix, Disney+, Amazon Prime), a washing machine, and ironing facilities. The unit is spacious for city stays, recently renovated, and well maintained. The balcony offers city views, though the apartment also overlooks an inner courtyard, keeping it quiet. Light sleepers will find the area peaceful at night.

Dining is primarily self-catering thanks to the well-equipped kitchen and the large supermarket (Lidl) located just next to the building entrance. For those who prefer eating out, the immediate area offers a wide selection of cafés, bars, and restaurants within 300 metres - including PuroSud, FORTE - Terra, MOKU Restaurant, Alice Pizza, and Pork'n'Roll Pub. Several cafés serve breakfast and coffee nearby. For quick meals, KFC and McDonald's are also a short walk away. The property does not have a restaurant or breakfast service on-site, so planning meals around the kitchen or the neighbourhood options is straightforward.

For relaxation without leaving the apartment, the property offers a range of massage treatments at an additional cost. Options include back, neck, head, foot, full body, couples, and hand massages - all can be arranged with advance notice. No pool, gym, or spa facilities are present on site. The local area features shops and cafés for casual leisure in the neighbourhood.

The apartment provides free Wi-Fi in the room, a lift (elevator), and private check-in/check-out. Express check-in/check-out is also available for a fee. Cleaning services such as daily housekeeping, laundry, dry cleaning, and ironing can be arranged at an extra cost. Babysitting/child services are available on request. For convenience, grocery deliveries can be organised. Safety features include fire extinguishers, smoke alarms, and key access. Cots (for infants) can be provided upon request. The hosts communicate well and are known for accommodating late arrivals (with the late check-in fee) and occasional late checkout requests.
