Nikki House sits in the heart of Venice, a 5-minute walk from Basilica San Marco, 500 metres from Doge's Palace, and 700 metres from the Rialto Bridge. La Fenice Theatre is less than 1 km away, and Ca' d'Oro is a 12-minute walk. The San Zaccaria vaporetto stop is 5 minutes on foot, providing direct connections from the train station (ACTV line 5.1) and the airport (Alilaguna blue line). Despite the central position, the street is quiet, offering a calm retreat from the tourist crowds. Multiple restaurants - including Trattoria da Nico, Ristorante dell'Osmarin, and Rossopomodoro Venezia - are within a 5-minute walk. A supermarket, bakery, and the Monday and Thursday morning markets near Piazzale Roma are all within easy reach.

All apartments are air-conditioned and include a private bathroom with shower and bidet, a kitchen (with stovetop, fridge, microwave, dishwasher in Luce and Cielo), streaming flat-screen TV, tea and coffee maker, free toiletries, and parquet flooring. The Canal apartment sleeps 4 in two double bedrooms with two full bathrooms, ideal for two couples or families. Luce is a one-bedroom with a spacious living area and canal views. Cielo combines two levels and a private rooftop terrace with panoramic city views - the only apartment with a private outdoor space. All apartments are non-smoking and accessed via stairs (no elevator). The interiors are bright, clean, and well-appointed, with many windows offering views of canals and rooftops. The 2-bedroom Canal apartment has a small fridge with freezer; Luce has a larger fridge freezer.

Nikki House does not operate a restaurant or bar, but the kitchen areas are fully stocked with cookware, utensils, a stovetop, refrigerator, and microwave for self-catering. A Nespresso machine with capsules is provided, and an initial supply of coffee, tea, biscuits, and prosecco is complimentary. Several excellent restaurants are within a 2-minute walk: Trattoria da Nico, Ristorante dell'Osmarin, Al Vecio Canton, and Luna Sentada are among the many nearby options recommended by the host. A supermarket and bakery are also within a short walk for groceries and fresh bread.

Wellness facilities are not present at Nikki House. The property's main leisure advantage is the Cielo apartment's private terrace, which offers rooftop views and a space to relax outdoors. The surrounding canals and vaporetto stops allow for easy exploration of Venice's cultural sites, gondola rides, and the boating available in the area. The location is central enough for morning and evening walks to St. Mark's Square, the Rialto Bridge, and the many shops and piazzas.

Wi-Fi is free and available in all areas. Luggage storage is provided free of charge - a practical service for late check-in or early departure, as guests can drop bags before 16:00 and pick them up after 10:00. A safety deposit box is available in each apartment. The host offers a personalised welcome and assists with directions from the vaporetto stop, luggage help, and restaurant recommendations. Communication is handled via WhatsApp and is responsive. There is no on-site parking - the property is in a car-free zone. A self-service launderette is 50 metres away. No elevator is available, so guests should be prepared for stairs (Canal: one flight; Luce: two flights; Cielo: two flights plus an internal staircase). The building is secured with key access and fire extinguishers.
