The guest house occupies a historic palazzo on Via Sant'Egidio, putting the Duomo, the Cathedral of Santa Maria del Fiore, and the Accademia Gallery (800 m) all within easy walking distance. The Uffizi Gallery is a 10-minute walk away, and the area around Santa Croce is just a few steps further. Numerous restaurants, bars, and shops are within 300 m. The street itself is quiet at night, but noise from traffic, ambulances, and late-night revellers can penetrate street-facing rooms. Florence Airport is 12 km away; a bus stop is a 1-minute walk, and the central station is a 15-20 minute walk or a short tram ride.

Rooms are set on the second floor (77 steps, no lift) and vary in configuration: double rooms with 1 bed, triple rooms with 2 beds, quadruple rooms with 3 beds, and a large family room with 3 beds. All feature air conditioning, a private entrance, soundproofed walls, a flat-screen TV, a wardrobe, a private bathroom with a shower (or bath in the family room), free toiletries, an electric kettle, and a mini refrigerator. The Belvedere room is the only one with a private roof terrace and a jacuzzi shower; the family room also offers a terrace with garden views. Interconnected rooms are available for families. Some rooms have high frescoed ceilings and period décor. Road-facing rooms can experience significant noise from traffic and late-night activity; rooms overlooking the garden or courtyard are considerably quieter. The building is old and some fixtures show wear; bathrooms are often newly renovated but may have mould in the shower or poor drainage. The attic room (Zimmer Boboli) has a wooden ceiling and can get hot despite air conditioning. Wardrobes are small and partly occupied by the mini fridge and extra bedding. The Belvedere room does not have a coffee maker.

Free Wi-Fi is available in every room. Check-in is handled at a separate office on Borgo degli Albizi (a 5-minute walk) between 15:00 and 18:00; late arrivals are charged a €30 fee payable in cash. There is no lift and rooms are reached via 77 steps. There is no luggage storage on site; external storage is available at STOW YOUR BAGS or LEFT LUGGAGE FLORENCE for a fee. Housekeeping and towel changes must be requested at least one day in advance and may not be performed daily. Cots are available on request. Fire extinguishers and key-access locks are provided for security. The property accepts American Express, Visa, Maestro, and MasterCard.
