SAN GIACOMO, Venice

The apartment sits in a quiet residential zone, balancing easy access to major landmarks - Doge's Palace is 2 km away - with a calm atmosphere that is hard to find in central Venice. Venice Marco Polo Airport is 13 km from the property; the train station is a 5-minute walk and the vaporetto stop is 2 minutes away, making car-free travel straightforward. Numerous restaurants, from Bacaro Quebrado to Osteria Trefanti, are within 0.5 km, and a Co-op supermarket is close by. Boating is available in the surrounding area. The location works equally well for sightseeing on foot and for day trips via water transport.

Each apartment includes a complete kitchen with stovetop, refrigerator, oven, toaster, coffee machine, and cookware, making self-catering easy. A Co-op supermarket is a short walk away for groceries. For eating out, more than eight restaurants and bars - including Antica Bessetta, Osteria Trefanti, and Il Refolo - are within 0.5 km, offering a range of cuisines and price points. The terrace or garden provides a pleasant setting for meals at the apartment. Breakfast is not included, but guests can prepare their own or visit one of the nearby cafés (such as Bar Rosa) for coffee and pastries. No formal dining facilities are available on the premises.

Wellness facilities such as a spa, swimming pool, or gym are not available. The main leisure offering is the beautifully maintained shared garden and the private terrace attached to some apartments - a rare amenity in central Venice. Guests frequently use these spaces for relaxing, reading, or outdoor dining. Boating is available in the surrounding canals and lagoons. The quiet garden setting also contributes to the overall calm environment, making the apartment a restful base after a day of sightseeing.

Wi-Fi is free throughout the property. Reception staff are described as friendly and helpful, speaking German, English, Spanish, French, Italian, and Russian. Check-in is from 16:00 to 20:00; early or late requests are not guaranteed, so planning arrival within those hours is recommended. The property has a no-pets policy and is entirely non-smoking. Cots are available upon request. The full kitchen and washing machine in each apartment reduce the need for shared facilities, and the garden/terrace provides outdoor space. Practical services include ironing facilities and tea/coffee supplies. There is no luggage storage, so guests should time arrival accordingly. The apartment is suitable for self-sufficient travellers who value independence over hotel-style services.
