Newport's downtown shops, restaurants and waterfront are about 2 km away, a 15-20 minute walk through a peaceful residential area; Bellevue Avenue mansions and the waterfront are also walkable. T.F. Green Airport is 45 km away. Free on-site parking makes a rental car easy to use, and the setting is equally practical without one since ride services in Newport are inexpensive. Cara and a 7-Eleven are both 0.5 km from the inn for quick essentials.

All rooms have a fully private bathroom, and every room includes a gas fireplace. Seven rooms have jetted spa tubs, and eight rooms feature whirlpool tubs, including Atlantic, Cliff, Garden, Tower, Lark, Governor, Beatrice and Loft. St. George's and Turner Suites have partial water views. The Atlantic Suite sleeps up to four with a queen bed and full-size pull-out sofa; other options range from compact doubles to two-level suites with spiral staircases. Seaview Cottage suites have private outside entrances, and two rooms share a semi-private deck. The Lark Suite has no mini-fridge or water view. Bathrooms vary between tub and walk-in shower layouts, and some include steam showers. No rooms have balconies. The historic house has light sound insulation, and room size and bed comfort vary by suite, so room choice matters.

Breakfast is included in the room rate as a buffet with one hot egg-based dish, fresh bread, yogurt, berries, oats and coffee; portions are modest and the hot dish repeats daily, so it suits a light start. Special diet menus are available on request, and a welcome drink is offered. There is no restaurant or room service, and rooms have no coffee makers; instead, French press coffee, tea, cocoa and bottled water are available in the lobby at all hours, with pre-packed coffee carafes for off-hours use. The complimentary wine hour features six wines and appetizers such as shrimp cocktail, warm brie, cheese plates or bar snacks, and fresh cookies are usually set out in the evening.

There is no swimming pool on the property and no dedicated spa or wellness centre, but in-room full-body massage and spa/wellness packages can be arranged for an additional charge. The landscaped grounds include an outdoor fire pit and an outdoor fireplace, and the terrace is shared; two rooms share a small semi-private deck separated by a privacy lattice. Board games and puzzles are available for indoor downtime. The Cliff Walk entrance is a block away, making this a convenient base for walking Newport's coastline.

Parking is free and private, with no reservation needed, simplifying car use in Newport. Wi-Fi is free throughout, and concierge service, daily housekeeping and a snack bar are part of the stay.
