Ocean Surf Resort sits directly on the beach, with Kirk Park Beach a few steps from the property and Atlantic views from the rooms. Downtown Montauk is within a short walk, putting shops, cafés and restaurants about 0.5 km away; a 7-Eleven is 0.5 km away. Second House Museum is a 5-minute walk, and Fort Pond Bay Park is 2 km away. The bay side and Montauk Lighthouse are easy to reach by car, and Long Island MacArthur Airport is 100 km away. Summer July-August is the peak beach season; spring and fall also offer pleasant conditions.

Units are configured for one, two or three beds, with king-size beds in some categories. Every room has a mini fridge, and many include a kitchenette with microwave, cookware, dinnerware, sink, cooktop and a filter coffee machine, enough for light meals and longer stays. Some rooms add a two-burner electric stove. Ground-floor LL Platinum rooms sit near the beach entrance, and Deluxe Sea View rooms open directly toward the sand. Many rooms have a deck or terrace with chairs; balconies are not available. Presentation varies by unit: certain rooms are dated and compact, while renovated rooms have newer showers and updated bedding. Air conditioning is standard, though older units can be noisy. Soundproofing between rooms is limited in some areas, heating in cooler weather relies on space heaters, and bathrooms in several units are compact.

Meals are handled in-room or in town. Breakfast availability depends on the rate plan shown for selected dates. The in-room kitchenette covers light cooking, and a vending machine offers drinks. Downtown Montauk's dining cluster is about 0.5 km away and includes Pizza Village, Zum Schneider Montauk, Anthony's Pancake & Waffle House, Mr. John's Pancake House, MTK Lobster House, Buddha Berry and Bliss Kitchen; a 7-Eleven is 0.5 km away for groceries and snacks.

The outdoor pool is heated, saltwater and set beside the ocean, with daily hours from 10:00 to 18:00 and a typical mid-May opening for the season. It includes a shallow end, safety fence, pool cover, toys, sun loungers and pool/beach towels. The deck leads straight onto the sand, and beach chairs and umbrellas can be collected from the front desk on a first-come, first-served basis. Barbecue facilities, a picnic area, outdoor furniture and a sun terrace extend the outdoor space. Kids' outdoor play equipment and board games are available for families. A golf course lies within 3 km, and whales, dolphins and seals are sometimes visible from the terrace. There is no spa or wellness centre.

Free Wi-Fi is available in rooms; connection speed can be limited for streaming or multiple devices. Daily housekeeping, concierge service and free luggage storage are provided, and a vending machine for drinks is on site. Fax and photocopying are available free of charge. On-site private parking provides one space per room, with no reservation needed. The front desk operates in English and Spanish, and a safety deposit box is free. The property has CCTV in common areas, exterior CCTV, security alarm, smoke alarms and key access. Accepted payment methods are American Express, Visa, Discover and MasterCard; a credit card is required when making a reservation. Childcare service is not offered.
