AFFITTACAMERE APPIA NUOVA 639, Rome

The guest house is on Via Appia Nuova, a major artery, yet rooms facing the street remain quiet thanks to modern windows. Colli Albani metro station is 200 m on foot, offering direct access to the Spanish Steps and Vatican. Ponte Lungo station is 2 km away. Rome Ciampino Airport is 10 km distant, reachable by paid shuttle or taxi. Free public parking is available nearby off-site without reservation, making car use practical. The immediate area is packed with pizzerias, cafés, and supermarkets, all within a 5-minute walk.

Rooms are modern, spacious, and cleaned daily. Each comes with a flat-screen TV, electric kettle, refrigerator, hairdryer, and wardrobe. Some rooms offer a balcony overlooking the quiet street. The shared bathroom setup - two bathrooms for four rooms - stays clean, well-stocked with free toiletries, and always has hot, high-pressure water. Air conditioning and heating are individually controlled, and the property is non-smoking throughout. Despite being on a busy road, windows and insulation keep noise low. For light sleepers, rooms away from the street are an option but rarely necessary.

There is no on-site restaurant or bar, but the guest house provides a fully equipped shared kitchen stocked with utensils, a kettle, and a coffee maker - ideal for preparing simple meals or breakfast. The surrounding streets offer an exceptional concentration of dining: Na Pizza e Via da Pluto and Pasticceria Bar Gelateria Napoleoni are both 0.5 km away, while Olio & Farina, Hosteria Del Pesce, and Ristorante Asiatico Fukui are just 0.5 km. For those who prefer to cook, supermarkets are nearby.

For those seeking spa, pool, or gym facilities, none are present in the property. However, the 200 m proximity to Metro Line A compensates, with under 15 minutes of travel needed to reach the Colosseum, Palatine Hill, and other historic sites. The area itself is lively with bars, gelaterias, and shops for casual leisure.

Reception staff speak English, Spanish, and Italian, and are consistently described as helpful and kind, permitting early luggage storage and late check-in when pre-arranged. WiFi is free and available in all rooms and common areas. A washing machine and an iron/ironing board are available in the hallway. Free public parking is located off-site nearby without reservation; street parking is also available. The paid airport shuttle covers both pick-up and drop-off. Cots are provided free of charge upon request.
