The apartments are in a peaceful, safe residential neighbourhood, yet public transport is exceptionally close - the tram stop (line 43) is about 2 minutes on foot and reaches Schottentor in 15 minutes. From there, St. Stephen's Cathedral is a further 15-minute walk. Hernals S-Bahn station (line S45) is just 200 metres away, giving direct connections to the main train station (via Handelskai) and to the airport. Schönbrunn Palace is reachable by bus 10A from a stop 200 metres away. Bakeries, supermarkets, cafés and several restaurants (Apollon, Gasthaus zur Elfe, Weinhaus Arlt, BODULO - Fischrestaurant) are within a 3-10 minute walk. For drivers, Vienna's street parking is limited to 2 hours without a permit, so the on-site garage is strongly recommended.

The property offers a range of apartment types: studios with garden-view terraces or balconies, one-bedroom apartments with living room and sofa bed, two-bedroom apartments with one or two bathrooms, and a larger two-bedroom unit with 2 bathrooms and a private furnished garden. Each apartment includes a fully equipped kitchen (stovetop, refrigerator, dishwasher, kitchenware, coffee machine), satellite TV, free WiFi, a washing machine (shared or in-unit depending on layout), ironing facilities, and a private bathroom with hairdryer.
