The guest house occupies a quiet, safe street in New Town, yet Edinburgh's main shopping street, Princes Street, is less than 15 minutes away on foot. The Royal Mile and Edinburgh Castle can be reached in a 20-minute walk. Edinburgh Waverley Rail Station is a 10-minute stroll, giving direct links across the city and to the airport via the tram. Numerous restaurants, bars and a bus stop are within a 3-minute walk - useful for those who prefer not to walk the hill back from the city centre. The Theatre and St James Quarter are a 5-10 minute walk.

Each room includes a private bathroom (except two single rooms which share a bathroom with one adjoining room), plus free toiletries, towels, shampoo and body wash. Beds are comfortable with warm quilts, and the rooms feature heating, a work desk, and daily replenishment of tea, coffee, milk and shortbread. Family rooms are available; cots can be provided on request. There is no air conditioning - fans are available. Rooms are on the street level or one floor of stairs, and the property has no lift. The accommodation is housed in an older, traditional-style Georgian building that prioritises space, cleanliness and practical amenities over modern decor.

Each room has a kettle with tea, coffee, milk and biscuits replenished daily. There is no restaurant, bar or cooked breakfast available at the property. Several cafés, pubs and restaurants are within a 2-3 minute walk, offering both continental and full breakfast options, as well as dinner. A guest microwave and fridge are available in the common area for storing and heating food.

There is no swimming pool, spa or gym on site. A small garden provides outdoor space for relaxation. The surrounding New Town area offers pleasant walks and is connected to Princes Street's parks and gardens within a 10-minute walk. For more active leisure, the Theatre and St James Quarter are 5-10 minutes away.

Wi-Fi is free throughout the property. Daily housekeeping keeps rooms clean and towels refreshed. Luggage storage is available for early arrivals or late departures - particularly useful for exploring the city before check-in or after check-out. A guest microwave and fridge are in the common area. Laundry service costs £10 for a wash and dry. Ironing facilities, hairdryers and fans are available on request. Parking is very limited and costs £10 per day - pre-booking is essential. The property has no lift; rooms are on the ground floor or one floor up. Pets are not allowed.
