The property is situated on Merrion Road in a quiet, safe residential area with period homes and tree-lined avenues. The RDS is directly across the street (2-5 minutes' walk), the Aviva Stadium is 10-15 minutes on foot, and the 3Arena is 2 km away (10-15 minutes by taxi, 40 minutes by Dart/Luas). Dublin Airport is a 20-minute drive away, with the Aircoach bus stop just 3 minutes from the property. The city centre is easily reached by bus (route 4, stop right outside, 10-15 minutes) or by a 25-30 minute walk. For coastal trips, the Dart train station is a short walk. Herbert Park, with tennis courts, football pitches, a duck pond, and a playground, is around the corner. The area offers excellent local cafés, restaurants, pubs, and a 24-hour Spar within a 5-minute walk.

Accommodation is split into two categories: Executive rooms (maximum 2 people, hotel-room style, no kitchen facilities, some with a bathtub) and apartments with fully equipped kitchens (stovetop, refrigerator, dishwasher, microwave, cookware, utensils). Rooms are spacious, clean, and minimal in style with comfortable beds and high-quality linen. Private bathrooms with good shower pressure are standard; some apartments have a large wet-room. Some apartments have a washing machine. Rooms on Merrion Road can be noisy with windows open; quiet interior-facing rooms are available. A few upper-floor rooms have sloping ceilings; standard rooms have no balcony. Air conditioning is available in most units but can be noisy when the compressor cycles. Some attic rooms have windows that cannot open. Free toiletries, tea/coffee making facilities, a flat-screen TV with satellite channels, Netflix/YouTube on smart TVs, ironing supplies, and a safety deposit box are provided in all rooms. Cots can be provided free of charge.

Breakfast is not available at the property. The Ballsbridge neighbourhood is renowned for its excellent selection of cafés and restaurants, all within a 5-10 minute walk. Options include Magpie Café (popular for breakfast), Bellucci's Italian Restaurant & Cocktail Bar, Base Wood Fired Pizza, The Grandstand Bar & Restaurant, Baan Thai Ballsbridge, The Good Food Store, and The Orange Goat. Reception staff can provide recommendations. For self-catering, the apartments have fully equipped kitchens with a hob, microwave, fridge, dishwasher, and cookware.
