The guest house is situated in a residential building near the lively Termini area. Vittorio Emanuele Metro Station is just a few minutes away, providing easy access across the city. Roma Termini central station is about a 10-minute walk, making bus connections to the airport convenient. The Colosseum is 2 km away, and many central attractions are within a 15-20 minute walk. The surrounding streets have a market and several restaurants within 0.3-0.5 km. However, the immediate area has some homeless presence at night, and the street can feel unsafe, especially after dark. The building itself is an older structure with no active security; the main entrance door is often left open during the day.

The double room has a bed that is narrower than a standard double (approximately 120-140 cm wide), which can be too small for two people. The triple room offers two beds. The rooms are described as very small, with limited space for luggage. Some rooms show signs of wear, such as peeling leather on chairs and headboards. The bathrooms are spacious but can have low water pressure and intermittent hot water; some units have mould on walls. Air conditioning units are present but have been reported to be broken or ineffective in some rooms; heating is available. The property is on the 6th floor, accessible by an old lift that occasionally breaks down. The building has a shared kitchen and common lounge area, along with a large shared terrace. Street-facing rooms may have noise from traffic.

The host supplies a box of fresh pastries - croissants, sweet rolls, and other baked goods - each morning for all guests to enjoy in the shared kitchen or on the terrace. The kitchen also has an electric kettle, coffee, tea, sugar, a refrigerator, and some dishes. This free breakfast offering is a practical way to start the day without extra cost. For other meals, the surrounding area has numerous restaurants, trattorias, and an Indian restaurant within a 3-5 minute walk. The host can also recommend nearby places to eat.

The roof terrace is a notable communal space, ideal for relaxing with a drink, having breakfast, or watching the sunset. The property does not have a pool, spa, gym, or other wellness facilities. The terrace offers a peaceful retreat from the busy city streets below.
