This B&B is set in the characteristic alley of Calle Tron, just off the main street leading to the San Stae vaporetto stop (30 meters away). The San Stae stop is the third stop from Santa Lucia Station and the fourth stop from Piazzale Roma, making arrival from the railway or car parking about 8-10 minutes by waterbus. Rialto Bridge is an 8-minute walk, and St. Mark's Square is 20 minutes on foot. The Accademia Gallery and the Guggenheim Collection are reachable by vaporetto in 20 minutes. For those arriving by car, the nearest parking is at Piazzale Roma (paid) or the cheaper Green Park lot outside the island; the vaporetto from Piazzale Roma to San Stae is the most practical route. The property is also a short walk from the Rialto fish market and numerous restaurants, shops, and the Palazzo Mocenigo museum.

All units feature a double bed, private bathroom with shower, independent heating and air conditioning, and free Wi-Fi. A small fridge is standard. On request, the double bed can be exchanged for twin beds or an extra bed can be added for €20 per night. Some rooms include a kitchenette area with a sink, microwave, electric kettle, and dining table, while others offer only tea/coffee facilities. All rooms are located on the first floor with independent access. A welcome package with biscuits, fruit juice, and a personalised Venice map is provided on arrival. For stays longer than two nights, free toiletries and slippers are included. Note that rooms do not have a balcony.

Breakfast is available daily at an additional cost of €7 per person. It is served as a self-service tray in your room, containing pre-packaged sweet and savoury items, hot drinks (tea or coffee), and fruit juice. The property also has a coffee vending machine in the common area (€1 per drink). For a full meal, there is no on-site restaurant, but several cafés, bakeries, and restaurants are within a 5-10 minute walk, including Osteria Mocenigo and Muro San Stae. Guests who prefer to cook can use the kitchenette in apartment-style rooms, and a minimarket is located nearby for groceries.

The B&B does not have a swimming pool, spa, or gym. Its main leisure benefit is direct access to Venice's cultural and culinary attractions: the Rialto Bridge and market, St. Mark's Square, the Accademia, and Palazzo Mocenigo museum are all within a short walk. The quiet San Stae neighbourhood also has several restaurants, bars, and shops along the Grand Canal. A golf course (within 3 km) is available at an additional charge, but is not a nearby facility for casual use.

Wi-Fi is available free of charge in all rooms. The property offers daily housekeeping and free luggage storage before check-in and after check-out. An airport shuttle to Marco Polo or Treviso can be arranged for an additional fee, and the host can also assist with taxi or waterbus bookings. At check-in, guests receive a property map and a phone number for the vaporetto service. There is a minimarket on-site for basics. The building has 24-hour security with CCTV and key access. Washing machine use is available for an extra €5. No restaurant, bar, or breakfast room is on site. No pets are allowed.
