The tram station (T1 line) is a 2-minute walk, providing a 10-minute ride to Florence Santa Maria Novella station and direct access to the city centre, reachable on foot in about 20-25 minutes. Fortezza da Basso Convention Center is under 1 km away, San Marco Church is a 19-minute walk, and Palazzo Vecchio is 1 km. Florence Airport is 8 km from the property. Several cafés, pizzerias, and restaurants are within a 5-minute walk. The neighbourhood is calm and residential, well-suited for walking or using the tram for quick city access.

Rooms are large and airy, often with a balcony overlooking quiet residential streets or the train tracks. Each room includes a comfortable bed, flat-screen TV with smart features (some rooms have a 50-inch screen), electric kettle, tea/coffee, a desk, and a wardrobe. Slip slippers, bathrobes, and hairdryers are provided. Air conditioning is available in most rooms but may carry an extra fee; a fan is provided in warmer weather. Some rooms have limited soundproofing - rooms facing the train track or the reception area can hear noise from trains and staff activity. Light sleepers may prefer a room away from these areas. The communal shower is very compact and shared among all rooms, leading to potential wait times during peak hours. Certain attic rooms are accessed via a narrow spiral staircase and may feel cramped.

Breakfast is delivered to the room each morning between 08:00 and 09:30, offering a simple but sufficient spread: freshly brewed coffee, toast, a boiled egg, cheese, fruit, and juice. The kitchen is not available for guest cooking, but a fridge and microwave are accessible for storing and reheating food. The surrounding area has several pizzerias and a supermarket within a 5-minute walk for additional meal options.

Guests can rent bicycles (additional charge) to explore Florence at their own pace, useful for reaching the historic centre in about 10 minutes. Cooking classes are also offered for an extra fee, providing a hands-on local experience. The property is within walking distance of the Fortezza da Basso, which hosts events and exhibitions.

WiFi is free in all areas. Private on-site parking costs €40 per day and must be reserved in advance. The property has a lift (reachable via a few steps) and is on the third floor. Laundry service is €10 per wash (staff handle the washing, not self-service). Luggage storage is available for €5 per item before check-in or after check-out. Safety features include CCTV (inside and outside), smoke alarms, a security alarm, and a safe deposit box. The staff are described as friendly and helpful, assisting with check-in, local tips, and arranging taxis. Check-in is from 15:00 to 23:00; early check-in (before 15:00) or late check-in (after 23:00) incurs a €15 fee. Check-out is by 11:00, but early checkout before 07:00 can be arranged.
