This gated complex on Via Aurelia provides a quiet and secure base 3-5 km west of Rome's historic core. Vatican City is a 5-minute drive or a 25-minute walk, reachable downhill. The metro (Line A) at Baldo Degli Ubaldi connects to Termini, Spanish Steps, and Trevi Fountain in about 20 minutes, while two bus lines (including the 46) run directly from the entrance to the city centre. The Aurelia railway station is a 15-minute walk. The neighbourhood is predominantly residential with several cafés, mini-markets, and a laundry service within a 5-10 minute walk. The property is inside a fenced residential compound; the entrance is at Via Aurelia 325 with a buzzer at the outer gate. Follow the black-and-white tiled floor after the first gate to find the reception.

Rooms are basic and practical, reflecting the building's convent origins - furnishings are often older but kept clean. Each room has a private bathroom with shower, hairdryer, and bidet; towels are changed daily. Air conditioning is free and effective in summer, while heating is controlled centrally. Noise insulation between rooms is minimal: sound travels, particularly door noises and hallway activity. Road-facing rooms can be noisier. Some rooms have a balcony overlooking the inner courtyard. Bed mattresses vary: many are very firm and some frames squeak; travellers who prefer softer beds or are sensitive to noise may wish to request a room in the secondary (newer) building. Storage is provided by several large wardrobes, though those in smaller rooms may find the layout tight. No minibar, kettle, or coffee-making facilities in the room.

A small chapel/shrine is located within the building, hosting a morning Mass open to all. The property also organises a local culture tour or class (additional charge) - enquire at reception for schedules and availability. No pool, spa, gym, or other recreational facilities are present. The gated garden courtyard provides a simple outdoor space to relax. For leisure activities, the surrounding neighbourhood offers a few local cafés and walking routes toward the Vatican.

Reception is open 24 hours but the building door closes at 23:00; guests receive a key to enter independently. Check-in is smooth with luggage storage offered for early arrivals or late departures (free of charge) - the luggage can be dropped off from early morning and stored until the flight. Free private parking is available on site but unreserved and limited to around 8-10 spaces; it works on a first-come, first-served basis. If full, a nearby public parking lot on Via Aurelia (about 1 km away) charges approximately €25 per night. An airport shuttle can be arranged for a fee (€48 standard transfer / €70 from the airport). Public transport tickets are sold at reception. Daily housekeeping includes making the bed, cleaning the bathroom, and changing towels; a small notice in the bathroom explains that leaving towels on the sink signals a request for replacement. The lift is small (fits about 2 people with luggage) but functional. Vending machines in the lobby provide drinks and snacks. No laundry service on site, but a nearby laundromat is within a short walk.
