The unit is located in a lively pedestrian street, which means heavy foot traffic and noise from nearby bars and restaurants - especially on weekends. Noise from street parties and revellers can continue until 3-4 am, and windows do not fully block sound. Construction noise from adjacent buildings may start as early as 7:30 am. Norte Train Station is 1 km away. Valencia Airport is 9 km away, reachable by metro (station inside the terminal) or taxi. The immediate area offers dozens of dining options, bars, and shops.

The property offers studios, one-bedroom, and two-bedroom apartments. Two-bedroom units come with either a double bed and two single beds or a double and two singles; they are located on floors 0 to 3. One-bedroom units have an outside window. The interiors feature high ceilings, exposed stone arches, and modern furnishings, but some units (e.g. 1A and 4A) suffer from very poor soundproofing, little to no natural light, and noticeable wear. Rooms facing the street are loud throughout the night; some interior rooms are darker but quieter. The heat can be inadequate in winter (struggling to reach 17°C), and hot water is limited - after one shower, a 20-minute wait is needed. Some units have balconies where smoking is permitted; others have a private rooftop terrace. All include a private bathroom, air conditioning, flat-screen TV, and a kitchen with dishwasher, microwave, washing machine, and ground-coffee machine. Daily cleaning is provided, but some units reported issues with ant infestations and lack of basic supplies (only 2 toilet rolls, no salt, pepper, tea, or coffee provided).

Breakfast is not served by the property. The kitchenette in each apartment is fully equipped (stovetop, refrigerator, dishwasher, microwave, kettle, ground-coffee machine) for self-catering. A convenience store is around the corner for groceries. For eating out, the pedestrian street and surrounding alleys contain a huge variety of tapas bars, restaurants, and terraces. A bakery on Calle d'Ercilla opens at 7 am and sells bread and croissants. While the immediate area is extremely busy at night, it also means finding a place to eat or drink is effortless. Some apartments have a private balcony or terrace suitable for having a quiet breakfast outdoors.

No on-site wellness amenities exist - no pool, spa, or gym. The property's primary leisure value is its location: the Church of Saint Nicolás, Basilica de la Virgen de los Desamparados, and Valencia Silk Exchange are all within a 3-minute walk. Turia Gardens (1 km) offers a large park for jogging, cycling, or walking. L'Oceanografic and Bioparc Valencia are about 5 km away. The beach (Malvarrosa) is accessible by bus (5-minute walk to the stop) or taxi. The area is well-suited for walking to all central landmarks.
