The guest house is at the quieter end of the Royal Mile, just steps from the Scottish Parliament and Holyrood Palace. Edinburgh Waverley station is less than 1 km away, and the tram stop is a 10-minute walk for airport connections. Arthur's Seat is a 6 km walk or short bus ride, while the Edinburgh International Conference Centre is 3 km. The surrounding area offers many pubs and restaurants within 0.5 km, including The Kilderkin and Surf & Turf Holyrood. Parking is not available on site, but paid parking can be found at nearby NCP or Radisson Blu, with free street parking from 18:30 to 08:00.

The accommodation consists of four rooms with shared bathrooms (two bathrooms for the whole property). Rooms include double beds or family rooms with two beds; some have a balcony or city views. Rooms are basic with tea and coffee facilities, heating, and free Wi-Fi. Soundproofing is limited: noise from the street, other rooms, and echoing hallways can be an issue. The property is on the first floor with no lift. Furniture and decor are simple, with some rooms having thin towels and limited wardrobe space. For light sleepers, rooms away from the street and with earplugs are recommended.

A complimentary DIY breakfast is provided in the well-equipped shared kitchen, including bread, cereals, jams, fresh eggs, tea, and coffee. Guests can also use the kitchen to cook their own meals, with cookware, utensils, a microwave, and freezer available. The breakfast area is communal, allowing interaction with other guests. For a wider choice, dozens of restaurants, pubs, and cafés are within a 5-minute walk on the Royal Mile.

Wi-Fi is free and available in rooms. A free laundry service is offered. The shared kitchen is equipped with a cooker, fridge, freezer, microwave, and all utensils for self-catering. Heating and non-smoking throughout. Safety includes CCTV outside. Check-in is self-service from 14:00 and check-out at 09:30; cleaning occurs daily from 09:00 to 14:00. No reception or on-site staff, but the owner is responsive by message for issues. No luggage storage is available for overnight holding. Parking is not on site; the closest paid parking is at NCP Edinburgh Holyrood Road or Dynamic Earth.
