The guest house is in a quiet, leafy neighbourhood about 3 km uphill from Edinburgh Castle. Walking into the city centre takes around 40 minutes and rewards with panoramic views over the city and as far as Fife. Frequent Lothian Buses from a stop 5 minutes away run directly to the Royal Mile and Princes Street in about 10-15 minutes. The Skylink 200 bus to the airport stops 15 minutes on foot, and taxis from the city centre cost roughly £10-15 (or about £25 to the airport). The location works well for travellers with or without a car. The area is clean, safe, and close to the coastal path, the Royal Botanic Gardens, and dining options such as The Chip Pan and Yangs Chinese Takeaway within 0.5 km. Parking is available on site but limited.

All rooms include an en-suite bathroom with either a walk-in shower or a bath with a shower overhead, plus free toiletries. Double rooms have a standard double bed and are not large enough for an extra adult or older child, though a cot can be placed in some rooms. Bedding is clean and the whole building is non-smoking with heating throughout. Attic rooms are on the top floor - cosy and warm but require climbing stairs. Rooms vary: some overlook rear gardens, others face the street. The parquet floors and seating areas add a homely feel. Hairdryers are available on request. Top-floor rooms may feel compact but are described as snug and easy to relax in. The building is older, but rooms are well-maintained and comfortable.

The breakfast service is highly valued for its convenience and quality. Guests select their preferences the night before, and a full tray is delivered to the room in the morning - a cooked full English/Irish, continental, or vegetarian/vegan/gluten-free selection. Portions are generous, and the scrambled eggs are a favourite. Special diet menus can be requested. Breakfast can be added after booking, but ordering at the time of reservation ensures it is set up. Plenty of nearby dining is also available within a short walk, including The Chip Pan, Hing Tai, and Cafe Montagu (all within 0.5 km). The property does not have an on-site restaurant or bar for other meals.

Two on-site parking spaces are available free of charge (reservation not possible, but can be requested at booking); free street parking is also nearby.
