Location

A 2-minute walk from Santa Maria Novella station and within 10 minutes of the Duomo, Palazzo Vecchio, and key museums.

Fiume 20 - Residence places you in the real heart of Florence, with a location that scores highly for walkability. Santa Maria Novella station is just 150 metres away, making arrival and departure effortless. The historic centre, including Palazzo Vecchio, Strozzi Palace, and the Accademia Gallery, is reachable on foot in under 10 minutes. Ponte Vecchio is 1 km away. Florence Airport is 7 km from the property. Supermarkets and a wide selection of trattorias are within a 3-5-minute walk. The street is quiet despite the central location, and all major landmarks are accessible without needing public transport.

Accommodation

Spacious, recently renovated rooms with private bathrooms, walk-in showers, city or garden views, and a full set of modern comforts.

All rooms are soundproofed and air-conditioned, with parquet floors, a minibar, tea and coffee facilities with capsules, and a flat-screen TV with streaming services. Private bathrooms include walk-in showers, bidets, hairdryers, and free toiletries. Twin/double rooms offer city views, while quadruple rooms and triple rooms provide garden views; the triple room also has a private terrace. The renovated interiors are clean and modern, with comfortable mattresses and pillows. Rooms are spacious and well-heated, with daily housekeeping. Ground-floor units are available, and safety deposit boxes are provided.

Dining

Breakfast is not available, but the shared kitchen offers self-catering flexibility, and numerous trattorias are within a 3-5-minute walk.

Fiume 20 - Residence does not operate a restaurant or serve breakfast. However, a shared kitchen with an electric kettle and coffee maker is available for guests to prepare simple meals and drinks. The surrounding area is dense with dining options: Trattoria Nerone, Trattoria Enzo & Piero Firenze, and Jaster are each 0.5 km away, while Trattoria Za Za, Bar Tonarelli, and Trattoria Mario are within 0.5 km. This makes self-catering or eating out equally convenient.

Leisure

No on-site wellness or leisure facilities exist, but the central location puts Florence's cultural sites within easy walking distance.

The property does not offer a pool, spa, gym, or dedicated leisure amenities. For downtime, the shared lounge/TV area provides a comfortable indoor space. The real leisure value comes from the location: the Duomo, Accademia Gallery, and boutiques of the historic centre are all a 10-minute walk, and the tram and train lines connect to wider Tuscan destinations.
