The property sits in a pedestrian zone at the entrance to a ten-hectare park, within the Nordbahnviertel - one of Europe's largest urban development areas. The tram stop for line O is directly outside, with lines 2, 11A, and 11B within five minutes. Praterstern (U-Bahn and S-Bahn) is reachable in about five minutes by tram, connecting to St. Stephen's Cathedral, Messe Wien, UNO-City, and Vienna International Airport (via CAT or S7). A Billa supermarket is right across the street. The area is quiet, safe, and well-connected for exploring the city on foot or by public transport.

Two room types are available: Cosy rooms (15 m2, double bed, for two) and Spacy rooms (24 m2, double bed plus pull-out sofa, for two to four). All rooms feature a private bathroom with shower and hairdryer, kettle with tea and instant coffee, fridge, flat-screen TV with Chromecast, wardrobe, and free Wi-Fi. The Spacy rooms also include a seating area. Some rooms offer garden or park views. Three rooms (1, 4, and 7) have double beds that can be separated into twins upon request. The design is casual and modern, with a comfortable bed and a small desk. The property is in a new building with a lift, and the rooms are noted for being very clean, quiet, and functional. No air conditioning is present, but a modern ceiling cooling system helps maintain a pleasant temperature.

The property does not provide a breakfast service. Each room is equipped with a kettle and a complimentary selection of tea and instant coffee, allowing guests to prepare their own hot drinks. Discount vouchers for a nearby café are available. Within a 100-metre radius there are two bakeries/cafés (including Café Vogel and Anker bakery on Nordbahnstr. 11, open on Sundays) and an Asian and an Italian restaurant, all a short walk away.

The building offers a sauna on the top floor for relaxation. In the lobby, a ping-pong table and foosball table are available for shared use. The property also has a lockable bicycle storage room. A yoga studio (Yoga Leo) is located within the HausWirtschaft complex, offering Pilates, flow yoga, hot yoga, and hot Inferno Pilates sessions - bookable as a package.

Wi-Fi is free throughout the property. A lift provides access to all floors. Express check-in and check-out are available, and self check-in via a key box outside the building is straightforward. Luggage storage before check-in and after checkout is possible by calling ahead. A washing machine and dryer are available upon request, with a time slot to be booked.
