The building faces the Malaga Centro Alameda Train Station, giving direct rail connections to Malaga Airport (C1 line, about 12 minutes) and the coast. The historic centre, Alcazaba, Roman Theatre, Picasso Museum, and Muelle Uno port are all within a 10-minute walk. Calle Larios (the main shopping street) is 400 m away, and the Atarazanas Market is around the corner. Many restaurants, bakeries, and a Carrefour supermarket are across the street or within one block. The location is walkable for most visitors, and taxis can stop directly at the building's front door. Arriving by car is less practical: there is no stopping zone directly in front, and the parking is off-site. The area is safe and well-lit.

All apartments come with a kitchen equipped with a microwave, fridge, toaster, coffee machine, and washing machine. Living areas include a sofa bed, dining table, and flat-screen TV (many are smart TVs). Bedrooms have thick drapes for blackout. Double-glazed windows and soundproofing are standard, but road-facing units can still admit traffic noise; a rear-facing apartment (e.g., Patio Panadero side) offers a quieter stay. Bathrooms are private with a walk-in shower and free toiletries; some units have a hairdryer. Lift access serves all four floors. Only penthouse apartments (labeled Atico Carlota, Atico Fina, Atico Maria, Atico 4B) have a private terrace, which is only accessible via stairs - no lift to the terrace level. Some units have been noted as feeling compact for four guests, while larger two-bedroom layouts are spacious.

The kitchen is well stocked with a microwave, fridge, toaster, coffee machine (Nespresso), kettle, cookware, utensils, and a washing machine - suitable for preparing meals. A welcome bottle of wine and water are often provided. There is no on-site restaurant or bar, but the immediate area offers dozens of dining options within a 2-5 minute walk, including gluten-free restaurants, tapas bars (Bar Los Pueblos, Mesón Iberico), bakeries (Love Is.. Bakery, Granier), and cafés (Cafeteria Axarquia, Next Level Specialty Coffee). The Atarazanas Market is a 3-minute walk away for fresh local produce. For guests wanting a full breakfast, nearby cafés open from early morning.

There is no pool, spa, or gym on the property. A VivaGym is within a 5-minute walk. The rooftop terrace on the penthouse apartments provides a private outdoor space for sunbathing or relaxing. The beach (Malagueta) is about 20 minutes on foot, and the Muelle Uno port area - with its shops, restaurants, and promenade - is 15 minutes away. Sundays offer a local produce market a few minutes from the apartment.

Free Wi-Fi is available in all apartments. A lift serves all four floors. Luggage lockers are available in the lobby before check-in and after checkout - useful for late flights.
