The hotel sits on a central pedestrian street, placing the Royal Palace, Piazza Castello, and a large selection of restaurants, shops, and supermarkets within a few minutes' walk. Porta Nuova and Porta Susa stations are each about 15 minutes on foot, giving direct rail access across the city and to Turin Airport via shuttle bus. Several tram and bus stops are within 200 metres, making it easy to move around without a car. The area is lively during the day and evening, so rooms facing the street can have significant traffic and tram noise through the night. Courtyard-facing rooms are notably quieter. A taxi stand is close by, and a paid public garage is located about a three-minute walk away for those arriving by car.

Accommodation ranges from single rooms to studios with kitchenettes and twin/double options. All rooms come with a flat-screen satellite TV, minibar, safe, and an en suite bathroom with shower and hairdryer. Some rooms include air conditioning and a balcony overlooking an inner patio. The bathrooms in certain rooms feature unusually narrow, triangular or oval-shaped toilets and very compact shower cubicles that may be uncomfortable for larger guests. Road-facing rooms on lower floors are prone to tram and street noise, especially at night. Courtyard-facing rooms and those on higher floors (particularly the fourth floor) are significantly quieter and have better Wi-Fi. Room decor is slightly dated but clean, and the rooms are heated in winter. Some rooms have ceiling fans. Both the building and the rooms are non-smoking, and soundproofing between rooms is limited.

Breakfast is a continental buffet served in the basement, including fresh croissants, pre-made egg omelettes, canned fruit, cheese, cold cuts, and a range of homemade products. The selection is heavily oriented toward sweet pastries, with very limited hot savoury options. A single self-serve machine dispenses coffee and cappuccino, which can lead to a queue during peak times. The property also has Ristorante #1, an on-site restaurant serving local Turin cuisine and Italian classics such as pizzas baked in a wood-burning oven. It is open for dinner and offers a 10% discount for hotel residents. Several other restaurants, pizzerias, and cafes are located within a 300-metre radius.

Wi-Fi is available free of charge throughout the building, though connectivity is strongest on higher floors and in courtyard-facing rooms - rooms on the first floor or facing the street may have unreliable signal.
